Does it add any value to a San Diego home to have a fireplace? Yes and No. It depends upon three factors: Where is the fireplace located within the home. Where is the home located within San Diego County. And lastly what is the price range of the home.
Luxury homes almost require a gathering place around a fire. It is more in style to have that space outdoors ideally close to the pool and spa. Buyers enjoy a fire pit that enhances the social qualities of their home.
Mid-range homes in San Diego run in the $350K-600K range. The lower end doesn't expect a fireplace and usually doesn't have extra square footage to support one. The higher end of the range in the $525K-$600K range is looking for a fireplace in costal areas and in East County where it actually does get chilly in the evenings.
Clairemont gets lovely ocean breezes although it is technically not on the water. A fireplace in Clairemont is welcome and may be seen in the $600K+ range.
Gathering around the fire is as old as the ages. People enjoy it. People are willing to pay for it.
